Mortgage Checklist

The following information is usually required during the loan process:

  • LEGIBLE copy of your Drivers License or another Photo ID.  (Federal law requirement)
  • The last 2+ years of complete RESIDENCE and EMPLOYMENT info (addresses and phone #'s for employers please)
  • Current pay stubs... Most recent 30 days worth and HR/Payroll contact info
  • Federal Tax Returns for the past two years w/ ALL schedules AND W2's
  • If Self Employed: Business returns, YTD P/L or Quickbooks printout & CPA contact info
  • Bank statements (NOT screen prints) for the past two months (ALL PAGES)
  • Investment/Retirement account statements for the past two months (ALL PAGES)
  • Contact information on your Home Owners Insurance Agent OR head of Association
  • If you are divorced... a copy of complete STAPLED Divorce Decree
  • Lease agreements if you own Rental Property

If you are PURCHASING a home:

  • Contact info (Phone #'s and Email addresses) for all Realtors involved
  • Landlord contact information and/or 12 months of cancelled checks for RENT
  • If your present home is Listed For Sale or Sold...copy of listing/purchase agreement or HUD Settlement Statement from the sale.  If "domino purchase"... we'll get HUD the day of closing.
  • If liquidating retirement funds... detailed paper trail (call if questions)
  • If you are receiving a GIFT... contact info for the GIFTOR.  A "gift letter" will be required.
  • A copy of your Earnest Money check (front & back) after it goes through
  • Copies of "newer" paystubs and bank statements as they come in until the loan closes.
  • Document with an LOX (letter of explanation) and a "paper-trail" for any Large Deposits into any checking/savings accounts that will be used for down-payment or "reserves".

If you are applying for a REFINANCE:

  • Current Mortgage statement(s)
  • Home insurance policy information (declarations page)
  • If refi'ing a C4D / Land Contract:  Contract holder's info and 12 months cancelled checks will be required.

For VA loans:

  • A copy of your DD214 and/or COE
  • Information on your "nearest living relative"

 

Once we’ve started working on the loan application, you’ll get a documentation request though a newly created Online Loan Center. It is a personalized, password-protected site that provides you with 24-hour access to information and requests related to your loan application. You can securely upload your loan documentation to this site. Some of the documentation request will have customized upload buttons but if you run out of upload buttons for the required loan documentation there will always be a document upload button at the bottom of your online loan center for any trailing documents.

Here’s a list of what you’ll be able to do at your Online Loan Center:

  • view the status of your loan
  • receive requests for documentation
  • securely upload documentation
  • electronically sign lending disclosures
  • print or save lending disclosures
  • securely upload singed lending disclosures
  • generate fax cover sheets specific to your loan to be sent with disclosures and/or loan documentation

If you ever need to access your online loan center, you can do that here: https://www.secure-loancenter.com/MyAccount/AccountLogin.aspx. Should it ask a security question regarding a subject property address and you don’t have one yet (as would be the case for a purchase), we’ll use 123 Main Street (in the City, State and Zip Code as your current address) as a “dummy” address until you’ve identified your property. Should you ever forget your password, you can get it sent to you by going to https://www.secure-loancenter.com/MyAccount/ForgotPassword.aspx?.
